External: Attend tiled roof and replace with tiles to match existing. Re-point chimneys, stonework, and other brickwork as necessary. Replace existing gutters and rainwater goods with cast iron effect upvc product. Replace rotting fascias  roof timbers as necessary. Replace rotting lounge and bedroom 1 windows (front elevation), lobby  bathroom windows to rear, with softwood frames and d/glazed units. Replace existing front door  rear lobby door with sw doors to match existing complete with double glazing. Replace existing rear kitchen window with sw double doors to match other proposed replacement external doors. Rebuild collapsing front door canopy as existing style. Replace existing front garden paving with a turf  gravel layout. Internal: Rewire the property to current standards. Install an oil based heating  hot water system. Remove the latter day brickwork in the fire inglenook, make good existing stonework and fit new logburner appliance. Replace existing bathroom fittings. Remove existing plasterboard ceiling in bedroom 1, make good timbers as necessary, fit adequate loft insulation, re-board and plaster. Fit new plasterboard  skim partition to form access to bedroom 2. Investigate the settlement crack in the front wall of bedroom 1 and make good as necessary.
