Decision & conditions

Planning conditions
  1. The changes that would result from the proposed conversion of this building and the adjacent land to residential use would harm the character and appearance of the building and its setting. The changes include new window openings and rooflights, the provision of access, parking and turning facilities, and domestic garden and paraphernalia. The proposed development therefore fails to satisfy the requirements of Lake District National Park Local Plan (2020-2035) Policies 01, 02, 05, 06, 07, the Design Code SPD and the NPPF.
  2. Major reconstruction would be required to facilitate the re-use of the building, and its contribution to the historic environment would be affected by the replacement of historic fabric and features. The benefits of converting the building as proposed would be outweighed by the adverse effects on the non-designated heritage asset and its contribution to the English Lake District World Heritage Site, as a result of the reconstruction works, residential use and associated works. The proposal does not therefore accord with Lake District National Park Local Plan (2020-2035) Policies 02 and 07, and the NPPF.
  3. Town and Country Planning (Development Management Procedure) (England) Order 2015 Article 35(2) statement. The Local Planning Authority have worked with the applicant in a positive and proactive manner by seeking solutions to problems arising in relation to dealing with the application through pre-application advice and discussion during the course of considering the current application.
