- The works hereby permitted shall be commenced before the expiration of THREE years from the date hereof. REASON: Imposed in accordance with the provisions of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990.
- The works hereby granted consent shall not be carried out otherwise than in conformity with the following submitted plans and details: - Drawing no. CNIG 275 High Yewdale Farmhouse 2026 Proposed Plans - High Yewdale Farmhouse Heritage Design and Access Statement - High Yewdale Bat Assessment dated 23 July 2026 REASON: For the avoidance of doubt.
- Town and Country Planning (Development Management Procedure) (England) Order 2015 Article 35(2) statement. The Local Planning Authority did not identify problems arising in relation to dealing with the application.
- Prior to installation, details of the following shall be submitted to the Local Planning Authority for approval: i) Details of the proposed fireplace and hearth in the ground floor parlour, following opening up works - to be accompanied by a photogrpahic record of these investigations and details of any earlier phases of fireplace uncovered. Thereafter the works shall be carried out in accordance with the approved details. REASON: To safeguard the character and appearance of this listed building in accordance with Policy 07 of the Lake District National Park Local Plan 2020-2035 and the provisions of the National Planning Policy Framework..
