- Town and Country Planning (Development Management Procedure) (England) Order 2015 Article 35(2) statement. The Local Planning Authority have worked with the applicant in a positive and proactive manner by seeking solutions to problems arising in relation to dealing with the application by requesting amended plans to show all of the proposal.
- The works hereby permitted shall be commenced before the expiration of THREE years from the date hereof. REASON: Imposed in accordance with the provisions of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990.
- The works hereby granted consent shall not be carried out otherwise than in conformity with the following submitted plans and details: - Drawing no. CNIG 271 (Location Plan), CNIG 273 Rev. B (Proposed plans and elevations) - Heritage, Design and Access Statement REASON: For the avoidance of doubt.
- The proposed canopy over the door of the front elevation shall comprise two equal sized Westmorland slates with metal joining ridge piece, to match those of the other canopies on the terrace at the time of application. REASON: To preserve the character and appearance of this listed building in accordance with Policy 07 of the Lake District National Park Local Plan 2002-2035
