Decision Notice
Planning conditions
  1. The Coach House is a simple and attractive traditional dwelling constructed of limestone walls and a slate roof. The dwelling has some historic interest, sitting within a group of dwellings historically associated with the Old Rectory. While the Coach House has modern extensions to the side and rear, the front façade of the original building forms part of the Lake Districts’ vernacular architecture and contributes positively to the historical character of the group and wider area. The height and overall size of the proposed porch would be at odds with the modest scale and massing of The Coach House, and would dominate the principal elevation of the building. In addition, the proposed faux barn doors would appear inauthentic and confuse the legibility of the main dwelling. Overall, I consider that the height, size, design, and positioning of the extension would have a harmful impact on the character and appearance of the host property and surrounding area, and would therefore fail to satisfy the requirements of Lake District National Park Local Plan (2020-2035) Policies 02, 06, the Design Code SPD and the NPPF.
  2. Town and Country Planning (Development Management Procedure) (England) Order 2015 Article 35(2) statement. The Local Planning Authority were unable to identify solutions to the problems arising in relation to dealing with the application.
